Lumen Condos wants to create great relationships with realtors and realtor companies. We want to make the process of the realtor to client transaction as seamless as possible. Below will be our buildings policies regarding realtor showings, our business hours, and some documents realtors can use to help make their job easier. This page can be used as reference for sellers that are working with a realtor. Please read these guidelines and print out a copy of the “Realtor Building Tour Guide.”

Lumen Condominiums Owner/Realtor Guidelines

Unit owners and realtors must follow these guidelines from Lumen Condominiums to ensure that unit communication, visits, and documents are done correctly.

Responsibilities of the Unit Seller

Sellers must adhere to these policies to ensure that all relevant information is shared with Lumen Condos and the realtor:

  1. Seller must notify Property Management (CWD Group, Inc) and Lumen Staff that the Unit is for sale.

  2. Seller must provide the Agent with building access.

  3. Seller is responsible for making arrangements with the Agent for access to the Unit.

  4. $400 fee for Staging set-up/breakdown, charged to Unit.

Responsibilities of the Agent

Realtors must follow these policies to ensure that Lumen staff can coordinate with the building in a timely manner:

  1. Agent must notify Lumen Staff (call or e-mail) 48 hours in advance of all dates and times for Open House events, vendor visits, and Staging Set-up/breakdowns.
  2. Agent must escort and stay with all individuals during Unit showings, property tours and Open House events.

  3. Open House events require 2 people on-site, in order to greet clients and escort them to the Unit.

  4. No signage of any kind is permitted in front of, across the street from, or around the property of Lumen Condos, expect with written permission of the Board.
  5. Key Boxes are allowed only in the mailroom location designated by the Board.

Additional Notes

Access to the building is the responsibility of the owner and listing agent. A concierge may not always be available or office hours have closed.

  1. Amenity Keys can be checked out from the Lumen Front Desk Concierge during Office Hours, with a Driver’s License.

  2. Unit Keys and all associated keys with the Unit such as mailbox key, storage key, storage room key are the responsibility of the owner and agent.
